APRIL 2012:  TOWNHOME DECK STAINING
The Board of Directors has awarded a contract to Construction Solutions to stain the townhome decks, as well as pressure wash the townhome porches and driveways and paint the townhome porch railings.  They will also be pressure washing all sidewalks in the community.  

The project will begin Tuesday, April 16th and is expected to take 20-30 days, depending on the weather.  They are starting on Chicago Street, on the west side of the community and working east toward the Lawrenceville-Suwanee entrance.   

Construction Solutions will place notices on the doors of the townhomes informing you of their schedule and the date they will be at your townhome. 
It is the OWNER'S responsibility to remove ALL PERSONAL belongings from the deck and front porch on the specified dates.

We appreciate your cooperation during this project.

UPDATE:  As most of you know the deck staining project began last week.  The project is being completed in blocks of 3 townhomes buildings at a time.  Construction Solutions is placing notices on mailboxes to let you know when they will be working at your townhome.   Once you receive a notice, they are scheduled to start work on your building.  IT IS IMPERATIVE THAT YOU REMOVE ALL PERSONAL BELONGINGS FROM YOUR DECK AND FRONT PORCH WHEN YOU RECEIVE THIS NOTICE.  They are experiencing delays because some owners are not removing their personal items and they have to work around them.  Due to liability issues they cannot move the furniture for you.

Once you receive the notice, it may be a few days before you actually see someone working on your unit, and a few more days before everything is completed at your unit.  Typically, they put out the notice when they are within two days to pressure wash the deck. Then, the deck has to dry out for 24 hours, so they will not be back to stain for two days after they pressure wash.   You may return your personal belonging to the deck 2-3 days after they stain your deck.

WINTER 2012 LANDSCAPING UPDATE:
As many of you may be aware, the Board of Directors has recently contracted with Unlimited Landscaping to maintain the community.  They have assessed the condition of all plant material and determined that heavy pruning needs to be made on bushes and shrubs to get the size of the plant material back down and under control.  Appearances of plant material will recover once they flush back out in spring.  Some homeowners are concerned with such aggressive pruning, but it is what is needed and the plants will look much better in the spring.
Clean up after your dog
There are several dog stations through out the community.  Please remember to clean up after your dog.  Not only are you being considerate and respectful to your neighbors, but you are following the law!

MARCH 23, 2011: TOWNHOME DECK BEAMS
The Board of Directors met with the association Attorneys, Lazega & Johanson regarding the repairs to the rear deck beams that were not installed correctly by the developer Bowen Family Homes. Since Bowen is out of business and they were self insured, it was determined that each individual townhome owner is now responsible to have their rear deck beam inspected to make sure that it was installed correctly and if need to be repaired. An engineering report can be found under the Documents section. The Association is however taking on the responsibility of maintaining the Tonwhome decks, pressure washing & staining.  Angie Hitch from Lazega & Johanson will be attending the Town Hall meeting @7pm on March 24th to answer any questions.
